My name is Phil Hawkinson, President and CEO of Village Realty & Home Loans, Inc.  My company has changed and gone in many directions over the years.  I first began doing real estate in the late seventies.  While I enjoyed doing this, I felt I would be able to have more control over the outcome of my client's home purchases if I could personally manage their loan approvals as well, so in 1984 I made J.P. Grier into a corporation.  In doing so I was now able to do the financing side of the transaction as well, thereby taking all of the responsibility unto myself.  I no longer had to rely on another company to approve my clients for the purchase of their home.  The responsibility was solely mine.

Eventually I changed my company name to Village Realty & Home Loans, Inc.  At that time we were the first mortgage brokerage in Evergreen Valley and one of the few corporations in the Bay Area that was able to handle every aspect of a transaction.  One of the benefits for my clients is that it saves them time, since they no longer need to work with two separate companies, one for the purchase and another for the home loan.  We can do both sides of the transaction in half the time it would take to work with two companies.  This was what I wanted to achieve for my clients.

In the early nineties my mother asked if I would help her friend obtain a Reverse Mortgage.  At that point in time, Reverse Mortgages were in their infancy and not much was known about them.  I applied for and took part in the HECM pilot program, eventually becoming one of the first mortgage brokers in the United States to provide Reverse Mortgages.  This is where my company took another direction, one that broadened its scope and allowed me to assist my clients in more ways.  Using that first client I personally managed getting The Villages of Evergreen Valley, San Jose approved with FHA to begin doing Reverse Mortgages, and am still actively involved in getting individual tracts added to the approval list to this day.

Although my company is still actively involved in every aspect of home sales and finance, we have mainly been specializing in Reverse Mortgages since the late nineties, using my years of experience to benefit the older homeowner.  Recently, my two sons, Mike and Brian, have joined the business and intend to carry the business forward in the years to come.  In doing so, my company was and will remain a family run business, one that can give the personalized service that I have given in the past.
